Why did you decide to get into apartment locating?

I first got into apartment locating back in 2019. At the time, I was doing commercial retail leasing, and the return on investment in that area of real estate did not compare to apartment locating. So, I decided to make the switch and see what happened. 

The idea of working remotely on a flexible schedule in a field that sees a direct correlation between the work put in and the money made motivated me. 

Why apartment locating and why now?

My wife and I go on road trips frequently, so being able to work from anywhere has given me a work/life balance that I love. 

Also, demand for apartment living is drastically increasing, at least here in Austin, so this niche industry of apartment locating will likely grow drastically as more people become aware of this free service available to them. During the past 4 years of doing this job, I saw a few economic cycles occur. And, while many industries are susceptible to economic factors, I believe that this one is much more resistant to rapid economic changes. People will always need a place to live, and more people are living in apartments now than ever, which makes this a lucrative time to work in the industry.

What’s your favorite part about this job?

I might sound redundant at this point, but, oh well! – Flexibility, being your own boss with no micro-managing, the ability to be 100% remote, and the easy $! This is probably one of the lowest barrier-to-entry industries with a quick path to a 6-figure income. 

What advice would you give to someone considering changing apartment locating firms?

Make sure there are no hidden fees, as in no penalty for leaving the brokerage (red flag, if so), assess what competitive advantages you could gain by switching, and talk to a couple of agents on the team who are not a part of the hiring team to gain their insight.  

What’s the biggest challenge you’ve faced in this job, and how did you overcome it?

Well, the first barrier to entry you will experience is that it takes a few months before you start to see your commission checks roll in. That’s just how it works in this industry. Secondly, you will need to develop a thick skin pretty quickly. Apartments will try and cut you out of a deal, clients you thought you helped across the finish line will ghost you, and you will see some dry spells. 

This job ebbs and flows. Some weeks are fantastic, some weeks are a little slower. It is crucial to always maintain a long-term perspective and ignore micro-level issues. If you stay consistent with it, you will absolutely meet your income goals. 

Describe your biggest accomplishment since beginning this position, or a time when you felt really successful. What did that experience mean to you?

I joined AptAmigo in early February and got my first deal with the team around mid-February. Then, I finished the month with 17 deals and was the #1 agent in the company. I felt really proud of myself that month because I was not expecting to start off so well.
